Build a career in commercial property. Develop your expertise. Make a difference.

What makes a building work well? How do you balance the needs of occupiers, clients and investors? And what goes into managing a property successfully?

If you've ever been curious about the property industry and want to turn that interest into a career, our Graduate Surveyor Programme could be the opportunity for you.

MAPP is looking for a graduate who is genuinely interested in commercial property surveying, enjoys working with people and wants to build a long-term career in the sector.

We're interested in more than your degree title or previous work experience. We want to understand what has drawn you to surveying, what you've done to explore the industry and why this is a career you genuinely want to pursue.

A related degree is preferred, but it doesn't have to be RICS-accredited. Your interest might have developed through university, online learning, volunteering, industry events or independent research.

What matters is your motivation, your initiative and your willingness to learn.

About MAPP

MAPP is one of the UK's leading commercial property and asset management businesses, managing more than £30 billion of property on behalf of major UK and global investors.

Our work goes beyond managing buildings. We help create places where people want to work, visit and spend time, bringing together commercial understanding, practical problem-solving and the needs of the people who use those spaces.

As an employee-owned business, MAPP values collaboration, shared responsibility and the contribution each person makes. We're committed to creating an environment where people can be themselves, ask questions, share ideas and develop their potential.

About the role

As a Graduate Surveyor, you'll work alongside experienced Surveyors and colleagues across Property and Facilities Management, developing your understanding of how commercial properties are managed and maintained.

You'll gain practical experience, build your commercial awareness and gradually take on more responsibility as your knowledge and confidence grow.

Your work could involve:

  • Property management: Learning how commercial properties operate and how issues are resolved to meet the needs of occupiers.

  • Client relationships: Working with clients, occupiers, colleagues and contractors, developing your communication skills and understanding different perspectives.

  • Commercial awareness: Gaining exposure to property budgets, service charges, lease arrangements, payments and client reporting.

  • Maintenance and improvements: Supporting maintenance activities, planned works and property improvement projects.

  • Problem-solving: Investigating challenges, assessing information and working with others to find practical solutions.

  • Sustainability and compliance: Developing your understanding of energy efficiency, building compliance and occupier experience.

  • Professional development: Building your confidence, taking ownership of tasks and learning from experienced colleagues.

As your experience grows, you'll have the opportunity to develop your own small portfolio of properties, putting your learning into practice and building a strong foundation for your surveying career.

Who we're looking for

We're interested in graduates who have taken a genuine interest in commercial property surveying and can explain why they want to develop a career in this field.

A related degree is preferred, but a RICS-accredited degree is not essential. We're interested in candidates who can demonstrate their motivation through their studies, experiences and independent exploration of the industry.

You might have:

  • Completed an online course relating to surveying, commercial property, facilities management or the built environment.

  • Researched commercial property surveying and the different career paths available.

  • Attended a property-related event, webinar or careers session.

  • Taken part in relevant volunteering, university projects or other activities that developed your understanding of buildings, places or property.

  • Explored professional resources to understand the work surveyors do and the skills required to succeed.

These are examples rather than a checklist. Your interest doesn't need to come from a previous job. What matters is the initiative you've shown and what you've learned.

The qualities that will help you succeed

  • Curiosity and initiative: You enjoy learning how things work and take steps to explore unfamiliar subjects.

  • Commercial awareness: You're interested in how businesses operate and how property decisions affect clients and occupiers.

  • Communication: You enjoy working with people, listening to different perspectives and building positive relationships.

  • Organisation: You can manage priorities, follow tasks through and take responsibility for your commitments.

  • Problem-solving: You approach challenges thoughtfully and look for practical solutions.

  • Teamwork: You appreciate the contribution of others and want to be part of a collaborative environment.

  • Willingness to develop: You welcome feedback and are motivated to build your professional skills.

You don't need to arrive as a finished professional. We want to understand your potential, your motivation and how you could develop within MAPP.

Learning and professional development

You'll have the opportunity to learn from experienced professionals, gain hands-on experience and develop your understanding of commercial property through practical work.

The programme offers a pathway towards RICS qualification, supporting your development towards becoming a qualified professional, subject to the applicable qualification and experience requirements.

You'll be encouraged to ask questions, learn from experience and gradually take on more responsibility as you build your confidence.

What's included?

  • Starting salary of £30,000–£33,000, depending on experience.

  • Structured Graduate Programme.

  • A pathway towards RICS qualification.

  • Hybrid and flexible working arrangements.

  • Personal development planning, ongoing learning and support.

  • Study leave, subject to programme arrangements.

  • Two paid volunteering days per year.

  • Team socials and charitable initiatives.

  • The opportunity to work within an employee-owned business.

  • Long-term career development within a growing commercial property business.

Essential eligibility requirement

You must hold a full, valid UK driving licence.

This is an essential requirement for the role.

Stage 1 – Initial video interview

Complete an initial video interview, allowing Discovery ADR to learn more about your background, experiences and interest in commercial property surveying.

We'll be looking to understand why this career appeals to you, what you've done to explore the sector and what you hope to learn from the opportunity.

Stage 2 – Virtual Discovery Morning

Join our virtual Discovery Morning, starting promptly at 9:30am and potentially running until lunchtime.

The session will include a group activitiy and a one-to-one competency-based interview. These activities allow you to demonstrate your communication, teamwork, problem-solving and other relevant skills.

You'll also learn more about the role, the property sector and the recruitment journey, with the opportunity to demonstrate your potential beyond your CV.

Stage 3 – Final assessment centre with MAPP

Successful candidates will progress to a final assessment centre with MAPP, anticipated to take place at the end of January 2027.

This stage will provide a further opportunity to demonstrate your suitability for the role and meet the MAPP team.

The anticipated start date is February 2027. The final start date will be agreed between the successful candidate and MAPP, with some flexibility available where possible.

Further details about the assessment centre and confirmed dates will be shared with candidates as the process progresses.

Accessibility and reasonable adjustments

We want candidates to have a fair opportunity to demonstrate their potential.

If you require any adjustments or support during the recruitment process, including adjustments related to a disability, please let Discovery ADR know as early as possible so we can discuss how best to support you.

Discovery ADR's approach to AI

AI tools can be useful for researching an industry, exploring unfamiliar terminology and preparing for a recruitment process.

We encourage candidates to use preparation time effectively, but your application and assessment responses must reflect your own experiences, understanding, motivations and ideas.

AI should support your preparation, not replace your thinking or your ability to communicate.

During interviews, presentations and group activities, Discovery ADR wants to understand how you approach a question, explain your reasoning, work with others and respond to new information. Generic, AI-generated or rehearsed responses can make it harder for us to understand your individual strengths and potential.

Our advice is simple: research the opportunity, prepare thoughtfully and be ready to explain what genuinely interests you. You don't need a perfect answer to every question. We want to understand how you think, what you've learned and how you approach challenges.

Why choose MAPP?

At MAPP, you'll have the opportunity to develop a career in an industry that combines people, places, commercial decision-making and practical problem-solving.

You'll learn from experienced professionals, gain exposure to real property management challenges and develop skills that can support your long-term career.

MAPP's people-first approach values individuals, encourages collaboration and gives people the opportunity to contribute and develop.

You don't need to have followed a particular route to get here. What matters is your willingness to learn, your commitment to developing your skills and your genuine interest in the property sector.

Ready to take your first step?

If you're interested in commercial property surveying, have taken the time to explore the sector and want to build your knowledge in a supportive environment, we'd love to hear from you.

When applying, be ready to explain what interests you about surveying, what you've done to learn about the industry and why you see this as a career you want to pursue.

You don't need to know everything about property today. You do need to be curious about it and ready to learn.

All applications will be managed by Discovery ADR, the retained recruitment partner for MAPP.

By submitting your application, you consent to Discovery ADR storing and processing your personal information for the purposes of this recruitment process and contacting you regarding future career opportunities in accordance with our Privacy Policy.

Due to the anticipated volume of applications, only shortlisted candidates will be contacted.
